Selling a Home in Peabody
Peabody sits where Route 1, I-95/128 and Route 114 meet, and that easy access keeps buyers shopping in the Tanner City. But Peabody is really several markets in one, and buyers shop each part differently:
- West Peabody: quieter streets, larger lots and a mix of ranches, split-levels, garrisons and colonials, with Brooksby Farm close by. Buyers here often compare against Lynnfield and Danvers, so pricing and presentation need to hold up against those towns, too.
- South Peabody: established neighborhoods of capes, ranches and colonials near the Salem and Lynn lines, popular with first-time buyers and downsizers.
- Downtown and Peabody Square: older Victorian-era homes, two-families and condos close to Main Street and the Peabody Institute Library.
- Condos and 55+ communities along the main corridors, which draw downsizers who want less upkeep.
We price your home from recent sales in your part of the city and highlight local selling points such as the Peabody Municipal Light Plant and the shopping and jobs around the Northshore Mall. Since February 2025, Massachusetts has allowed one accessory dwelling unit of up to 900 square feet by right on most single-family lots, so in-law space is worth featuring. We also line up the smoke and carbon monoxide certificate from the Peabody Fire Department and the lead paint disclosure for pre-1978 homes early. See our full selling process.
Selling a Multifamily or Investment Property in Peabody
Most of Peabody’s small multifamily inventory sits in the older neighborhoods around Peabody Square, Main Street and the streets that grew up around the city’s leather-tanning mills. You’ll find side-by-side and up-and-down two-families, fewer three-families and some mixed-use buildings with storefronts below apartments. Buyers include owner-occupants using FHA or other owner-occupied financing on two- to four-unit homes, local investors, 1031 exchange buyers and, for buildings with five or more units, commercial buyers who value on NOI and cap rate.
We help you assemble a current rent roll, leases, 12 to 24 months of expenses, capital improvements, lead paint Letters of Compliance and security deposit records. Most Peabody multifamilies sell with tenants in place. A vacant unit can be an advantage with owner-occupant buyers, so talk with us before a lease renews. Learn more on our Investing page.
