Selling a Home in Danvers

Danvers blends deep history with everyday convenience. It began as Salem Village, it has some of the oldest houses in the country, and it sits where Routes 1, 95, 128, 114 and 62 meet. Buyers stay interested in nearly every market, but they compare neighborhoods carefully:

  • Danvers Square: Victorians, older colonials and two-families within walking distance of shops, restaurants and the Peabody Institute Library of Danvers.
  • Danversport: capes, ranches and waterfront homes near the Porter River and local marinas.
  • Tapleyville: a historic mill-village neighborhood with older single- and two-family homes near the Danvers Rail Trail.
  • Putnamville and Hathorne: colonials and capes on generally larger lots, near the Putnamville Reservoir and Endicott Park.

A Putnamville colonial and a Tapleyville two-family are different products, so we price from the sales buyers will actually compare. For antique homes, we help you document updates to the structure, heating and electrical systems. We also coordinate the smoke and carbon monoxide certificate from the Danvers Fire Department and the lead paint disclosure for pre-1978 homes. Moving within the North Shore? A longer closing, a rent-back or a contingent purchase can keep you from moving twice. See our selling process.

Selling a Multifamily or Investment Property in Danvers

Danvers is mostly a single-family town, so well-kept multifamilies are relatively scarce. When one comes to market, investors and owner-occupants both pay attention. We recently sold 39 Needham Rd, a Danvers multifamily, for $1,200,000, and 83 Holten St, another Danvers multifamily, is under agreement. Two- and three-families here cluster in and around Danvers Square, Tapleyville and the older streets off High, Maple and Holten Streets. Many are converted older homes, so buyers’ inspectors focus on roofs, heating for each unit, electrical capacity and safe egress from upper floors. Fixing small safety items before listing and keeping receipts for larger work protects your price.

We price with comparable sales, price per unit, gross rent multiplier and an income review, and we help you prepare the rent roll, expenses and deposit records buyers expect. Learn more on our Investing page, including how a 1031 exchange can fit your sale.
